With the exception of Bedroom 5, all rooms have Maka wood floors, King size beds, built in wardrobes and vanity counter, sliding doors with balcony, LCD TV and DVD, smart lighting and music arched wood paneled roofs and bathrooms with toilet, shower, bath, twin vanity sinks and outside shower and water feature.

Situated on the Lower Level is “The Ballroom” this is a multipurpose room which is currently used as a second living room and provides access to the Office, Gymnasium and “The Aquarium”.

Entertainment rooms: The Main entertainment room is situated on the Pool Level. It is completely furnished with huge sofas, a TV projector, 120-inch screen, pool table and wet bar with under counter fridge and filtered drinking water unit. The main smart home control is located
here.

Dining room: The Dining room has sliding doors on 2 sides that allow for uninterrupted views across the lawn to the pool and out over the Andaman Sea. Air conditioned with a table for 12, Maka wood floras and arched wood paneled ceilings.

Kitchen: The kitchen is situated on the Pool Level and is styled with black granite floors and counter tops and wood under counter and wall mounted glass paneled cupboards. Equipment includes Oven, Hob, Microwave, Extractor hood, Filtered drinking water supply, Fridge with ice maker and filtered drinking water supply and “trash compactor”.

There are 2 rooms adjoining the kitchen which may be used for pantry or storage purposes

Gymnasium: The Gymnasium is situated on the Lower Level and is accessed either from “The Ballroom” or the Kitchen via the Gym Terrace. Not yet equipped, it offers the opportunity for personalization.

Office / Study: The study is located on the Lower Level and is accessed from “The Ballroom”. Currently it is
furnished as a bedroom

Swimming Pool: The swimming pool has an infinity edge with views over the cliff and ocean below. It has a decorative water feature at the Master Bedroom end and a teak wood terrace for sun loungers. The Pool is salt water chlorinated.

“Jacuzzi”: The Jacuzzi is situated on the lower level below a water feature flowing from the pool above. It has dedicated filtration, circulation and chlorination.

Servants Quarters: The servants’ quarters are situated in the service area above the kitchen and adjoining the carport. It comprises 2 unfurnished bedrooms and a shared bathroom.

Ancillary rooms: Behind the Kitchen are two ancillary rooms. The first holds the linen store and laundry area. The laundry is equipped with an industrial sized washing machine and tumble dryer.

The Second room houses the 20000-liter water storage tank, water pressurization system. Water filter and pump for the Foyer water feature.

Decorative Ponds: The villa has numerous water features, in the Foyer, next to each bedroom 2 & 3, in the garden and between the Kitchen and dining room. All of these have filtration, circulation and chlorination systems. The water features in the bathrooms do not. Power Supply: 220 – 240V. Power is supplied to the villa from the Ayara transformers and supplied to the villa via underground cable. The Electricity supply is billed to the villa from the management office.

Emergency Power Supply: A generator provides limited emergency supply for limited appliances. It is diesel powered and provides power for approximately 12 hours on one tank.

Internet Connection: There is currently no high-speed in the villa. However there are currently options such as satellite connections and further development in Phuket’s IT infrastructure that these services are becoming more readily available.

Smart Home Technology: The smart home technology was supplied and installed by Audio Visual Creations (AVC). This system provides options on lighting, music and audiovisual. A breakdown of the supplied components is provided. AVC also services the system.

Gardens: Due to the hillside location of the villa, the landscaping has been designed to be low maintenance and in keeping with the natural surroundings. There is an area of lawn fronting the Formal living room between the Dining Room and the Pond.

Situated on the seaside of the pond is a sala providing a tranquil space to enjoy the view. The rest of the landscaping is located in numerous planters around the property.

With the frangipani trees creating a dramatic archway upon entering, especially at night when lit, the bloody big tree on the Pool level adds a dramatic effect to the villa and provides a sense of permanency.

Birds of paradise, bamboos, banana trees, ferns, agapanthus, anthiriums and bougainvillea abound.

Surrounding the villa and below on the cliff top, selective landscaping has been placed to require a minimum of maintenance and provide stability of the sub soil.

The services and costs below reflect the current services provided to the Owner in order to maintain the villa. The villa is unoccupied for long periods during the year and services are provided to reflect such. The villa has not been rented out but it is recognized that the rental potential of this villa is enormous.
