Design and Personalization
The developer has worked closely with a team of skilled architects to create a number of superb designs, all oriented to face Phang Nga Bay and reflect the best aspects of tropical living.
The Estate management does however have design guidelines that set out and ensure that house designs confirm with the aesthetics of the development and the environment.
A separate company is established to professionally manage The Estate and to appoint a resident manager to run the day to day operations. The Estate Management Company will provide maintenance for communal areas on the estate. The cost will be calculated based on a monthly fee covering all communal expenses. There will also be a sinking fund established to provide for any major works that may be required.
The maintenance and staffing of your property are your responsibility. All maintenance, staff, laundry and other services will be available to you at commercial rates from the Estate Management Company.
The land is titled under Thai law as Nor Sor Saam Kor and is owned by Tactical Capital Co., Limited, a Thai registered company.
Although foreign nationals cannot own freehold land under current Thai law, the land can be leased to foreigners for terms of up to 30 years - the longest permissible period. Leases for The Estate sites include two prepaid extensions of 30 years each, for a total of 90 years. The initial lease is registered with the Lands Department and noted on the land title deeds. Thus you are fully protected under Thai law. The lease structure in place at the Estate is what one can imagine to be a BVI structure.
